CONSULTATION |

The
initial free consultation typically involves
a meeting on site and broad discussions
on design, costs and timescales. Following
the meeting we submit our fee quotation
for your acceptance before commencing
work. |

2 |
CONCEPT
DESIGN |
|
This involves preparing sketch designs and layouts illustrating our initial concept,
and will be discussed and revised as necessary until you are completely satisfied
with the design. Existing buildings usually require a full measured survey so
that design work is based on accurate drawings of the existing structure. |

| STEP
3 |
PLANNING
PERMISSION |
|
On agreement
of the design, final scaled drawings will
be produced. Most building works require
planning permission and so we will prepare
and submit the planning and / or listed
building application. |

| STEP
4 |
BUILDING
REGULATIONS |
|
The majority
of building work has to comply with current
building regulations which is checked and
approved by the local authority. This involves
preparing detailed and technical drawings
that demonstrate compliance. It may be
necessary at this stage to engage the services
of other consultants such as a structural
engineer. |

| STEP
5 |
SPECIFICATION
AND TENDERING |
|
Whilst
the building regulation drawings are detailed,
they are not sufficient to obtain competitive
tenders for a project. A specification
of works is now required to accompany the
drawings giving greater detail on items
such as finishes, in order for builders
to price on a like-by-like basis. |

6 |
CONTRACT
SUPERVISION |
|
If
required, we can offer a full contract
administration service involving monitoring
of works on site, agreeing valuations,
issuing contract variations and certificates
of payment through to completion of defects
liability.
